My background as a project manager gives me tremendous insight into all aspects of home construction and renovation projects. As a project manager, it was my responsibility to facilitate inspections with the fire, engineering, and public works departments, as well as city code enforcement officers.

WHEN WILL I RECEIVE MY INSPECTION REPORT?
The typical turnaround time can be anywhere from 24 to 36 hours. The timeline for receiving your home inspection report may vary depending on the age, condition, size of the home, and any outbuildings. I will always do my best to expedite the process if the client was up against a tight deadline.
WHY SHOULD I USE YOU FOR MY INSPECTION?
That is a great question. The simple answer is, I love what I do, and I love real estate! As a former project manager, I have spent countless hours walking inspectors through properties learning to see a building the way they see it. To be clear, I am not a code enforcement inspector, however, my time spent with city inspectors has proven to be an invaluable asset. I look forward to working with you.

HOW LONG WILL THE HOME INSPECTION TAKE?
I typically budget 3 hours for an inspection however, things like the age of the home, the general condition of the property, access to items needed to be inspected, and of course, the size of the home may lengthen the time required to complete the inspection.
WHAT IS YOUR COVID-19 PROTOCOL?
I value the safety of your family as well as my own. I am extremely careful when entering anyone's personal space and am committed to having all appropriate PPE. I will wipe down any surface I touch with alcohol, including light switches, door handles, and faucets.
HOW MUCH DOES AN INSPECTION COST
Generally speaking, a base inspection would start at $350 for a home that is 1,000 square feet and will increase approximately $25 for each additional 500 square feet. Additional buildings or an ADU would impact pricing. Pricing may be subject to change based on current industry standard rates.
WHAT IS COVERED IN AN INSPECTION?
The short answer to this is a lot... A home inspector is required to inspect according to our "Home Inspection Standards of Practice," which details what is mandatory versus what is beyond the scope of a home inspection.
